Introduction

Welcome to the first episode of our “99 Problems” series! In this series, we will explore local SEO strategies and tactics for specific industries. In this episode, we’ll dive into local SEO for realtors and provide tips and insights to help you sell more homes.

Google Business Profile SEO Tips for Real Estate Agents

Should a realtor use their home address or the office address?

When it comes to Google Business Profile (GBP) optimization, real estate agents should almost always use their home address instead of the office address. Using the office address can cause filtering issues, as there are likely many other realtors using the same address. This can hinder your ranking on search engine results pages (SERPs). Additionally, getting the listing verified can be challenging if there are already numerous listings in the same category at the same address.

If privacy is a concern, Google allows you to hide your address by categorizing yourself as a “service area business.” This way, you can still optimize your online presence without revealing your home address.

Are realtors allowed their own Google Business Profile?

Yes, realtors qualify for practitioner listings, which means that every real estate agent can have their own GBP. However, it’s important to note that having multiple listings is only beneficial if you use your home address. If you use the office address, the additional listings are likely to be filtered and won’t rank anywhere.

How should a realtor list their business name on the Google Business Profile?

While real estate agents typically receive more organic traffic than local pack results, the GBP listing can be used to target branded searches. If you work for a well-known brokerage, it’s recommended to include the brokerage name in the title tag, unless the brokerage has specific rules against it. Including the brokerage name can help drive more search volume, especially for large real estate brands.

For example, if you work for Remax, you can use a title tag like: “Real Estate Agents in Chicago – Realtors Near You – Remax.”

It’s also important to target both “realtor + city” and “real estate agent + city” keywords, as these terms have significant search activity. Research suggests that “real estate agent” converts better than “realtor.” Additionally, including state terms and variations of neighborhoods and areas can help optimize your website for realtor and real estate agent terms.

What Google Business Profile categories should I use for Realtor SEO?

There are multiple categories available for realtors on GBP, but it doesn’t seem to make much of a difference whether you choose “real estate agent” or “real estate agency.” Both categories can be effective in optimizing your online presence.

Additional Google Business Profile Info for Realtors

Condos

Realtors often add condos to the map, but this is not allowed by either Google Maps or Google Business Profile. Condos can only be mapped if they have onsite management. For example, if an apartment building has a live-in landlord or a hotel has a front desk, they can be mapped. However, if the condo is offered for rent or sale by the owner without onsite management, it cannot be mapped. It’s crucial to differentiate between mapping buildings and mapping places for sale or rent.

Model Homes & Temporary Leasing Offices

Model homes with staffed sales offices are allowed on Google Business Profile. However, once they are permanently closed, they should be marked as such and can be removed from the platform upon request. Temporary leasing offices follow the same rules, and it’s important to have proper signs and clear indications of their presence.

Vacation Rentals

Listings for vacation rentals are not allowed on Google Maps unless they have a visible, staffed, onsite office. Chalets or cottages typically do not qualify. If you come across vacation rental listings on Google Maps, you can report them via the Redressal Form, and they will be removed.

Conclusion

Optimizing your online presence for real estate local SEO is crucial for realtors to generate more leads and close more sales. By following the tips and strategies mentioned in this episode, you can improve your ranking on search engine results pages and increase your chances of success in the competitive real estate market.
